You may actually have a case here. Afterall, you most likely would have purchased flood insurance if FEMA hadn't determined that your area had an extremely small chance of being flooded. So, you are not 100% at fault.

Keep in mind that FEMA, the insurance companies, and the banks are going to be in total CYA mode (covering their own ass) in situations like this. They're looking after their own interests, so you've got to look after yours. You will probably need a lawyer.

Will as for the land value it was only worth about $20k pre-flood. With all the damaged houses around mine it's bound to be worth a lot less for some time. yeah if that shit ain't damaged, I'd definitely look at sandblasting it...or just say fuckit all together and leave it rusted, paint it with some rustoleum...rust ain't gonna hurt nothing bro...especially when you only bench like what...300...but it's probably gone down since you don't want to train just because your house is flooded...fuckin wanker.
